Last week, 211 contracts were reported signed in Manhattan, marking a 3% increase from the previous week and an 8% rise compared to the same period last year.
This marks the fifth time in six weeks that signed contracts have increased on an annual basis in Manhattan.
Resale condo and co-op sales improved compared to a year ago, while new development sales declined by 23% annually.
For the first time in 2024, no price range showed a year-over-year decrease in signed contracts.

Last week, 77 contracts were signed, reflecting a 3% decrease from the previous week and a 16% drop compared to the same period last year.
The annual decline was driven by the condo market, which saw a 29% decrease. In contrast, co-op sales increased by 10%.
Sales priced over $2 million rose by 20% year-over-year, while those under $500,000 grew by 30% annually. All other price ranges experienced double-digit declines.
Brooklyn Heights, Cobble Hill, Dumbo, and Downtown Brooklyn were one of only two submarkets to see an annual increase in sales, as both Downtown Brooklyn condo and Brooklyn Heights co-op sales activity improved.
