  • Last week, Manhattan saw an 18-week high of 249 contracts signed, up 24% week on week and 35% year on year.

  • Manhattan signed contracts have improved year-over-year for seven of the last eight weeks, with more than 15% gains.

  • New developments had their highest week since May 2022, with 47 contracts reported signed, representing a 422% increase year on year.

  • Contract activity was stable or improved across all product kinds, price ranges, submarkets, and bedroom types compared to 2023.

  • Last week, 89 contracts were reported signed, an increase of 48% over the previous week but a 6% decrease year on year. Despite the annual drop, sales hit a 20-week high.

  • This was the second straight year-over-year dip, following eleven weeks of annual activity increases.

  • Condo sales decreased 15% from the previous year, while co-op activities grew by 9%.

  • Sales climbed annually in three of the six price groups, including the two most expensive sectors above $2 million.

  • Fort Greene/Clinton Hill/Prospect Heights experienced the highest nominal year-over-year increase, with six extra sales.
