  • In Manhattan, 243 contracts were reported signed last week, representing a 1% increase week-over-week and a notable 14% increase year-over-year.

  • This marked the largest year-over-year gain in signed contracts observed in the past six weeks.

  • Despite steady sales over the past month, the market has not experienced a significant surge in activity typical of the Spring season.

  • Both new development and resale co-op sales showed improvement, although resale condo sales declined compared to 2023.

  • Sales in the over $5 million price range surged by 31% annually, reaching a 46-week high with 21 signed contracts.

  • Last week, 76 contracts were signed, reflecting a 28% decrease year-over-year and a 5% decrease from the previous week.

  • Both condo and co-op contracts showed annual declines, with condo sales decreasing by seven deals and co-op transactions down by 22.

  • Sales under $1 million experienced a significant 43% year-over-year decline, while transactions over $1 million saw a 10% increase.

  • The Fort Greene/Clinton Hill/Prospect Heights area showed the largest annual increase in activity, with seven additional sales compared to the previous year.

  • The most expensive sale last week was the penthouse residence at 110 North 1st Street, exceeding $3 million. This luxurious property features floor-to-ceiling windows and private outdoor space.
