  • Last week, 235 contracts were signed in Manhattan, marking an 18% increase from the previous week and a 20% rise from the same period last year.

  • Sales have grown year-over-year in seven of the last eight weeks, a trend last seen about six months ago.

  • New development sales showed the largest annual increase, with signed contracts up 52% compared to 2023.

  • As is typical for this time of year, it was the slowest week for sales over $5M since December, with no sales exceeding $10M.

  • For only the second time in 2024, four of the top five sales last week were resale listings.

  • Last week, 82 contracts were signed in Brooklyn, reflecting a 5% week-over-week increase but a 7% year-over-year decline.

  • Condo sales dropped 23% compared to 2023, while co-op contracts rose by 41%.

  • Four out of six price ranges either maintained or saw increased activity from the previous year, including an 18% rise in sales under $500K.

  • Strong co-op activity drove South Brooklyn's annual sales increase to the highest level among submarkets, up 69% (nine contracts).
