Last week, 185 contracts were reported signed in Manhattan, an 8% decrease from the previous week and 2% year on year.
The 2% year-over-year reduction amounted to only four fewer contracts signed than in the same week last year.
For the second week in a row, new development and resale condominium sales increased by double-digit percentages year on year.
Contract activity increased below 34th Street but declined above 34th Street compared to the previous year.
Sales over $5 million increased 75% (six contracts) year on year, the largest yearly growth in 10 months.

BROOKLYN | CONDOS & CO-OPS
Last week, 58 contracts were reported signed, down 16% from the previous week but up 9% annually, marking the third straight year-over-year increase.
Both condo and co-op activity increased annually, by 3% and 22%, respectively.
Sales in three of the six price levels increased from 2023. The sub $500K category saw the greatest rise, with seven additional transactions.
Sales in nearly all submarkets increased year over year, with the exception of Williamsburg and Greenpoint, where a steep fall in the reporting of new development sales resulted in a 70% drop.
