New development surges 78% for largest annual gain of 2026: 41 contracts marked the third consecutive week of sponsor inventory growth—and the strongest year-over-year performance since the report began tracking, suggesting developer pricing has finally aligned with buyer expectations.
Sixteen Fifth Avenue penthouse becomes highest-priced Greenwich Village sponsor sale since August 2025: The $45M contract at PH2 ($6,595 PPSF) led the week's activity—a significant benchmark for Downtown luxury new development at a moment when the segment is showing renewed momentum.
$3M–$5M segment explodes 136% annually: 33 contracts more than doubled last year's activity, making this price tier the standout performer—while both below $3M (-2% YoY) and the ultra-luxury above $5M (+28% YoY) posted more modest moves.
Four-plus bedroom demand doubles again: 27 contracts (+80% YoY, +108% WoW) continued the multi-month surge in larger units, with three-bedroom also jumping 70% annually—space remains the dominant priority for active buyers.
Downtown leads all submarkets: 80 contracts (+25% YoY) made Downtown Manhattan the week's strongest performer by both volume and annual growth, reversing recent weeks when uptown neighborhoods dominated.

Eleventh consecutive week of annual decline—but multi-family surges: 107 contracts (-9% YoY) extended the historic losing streak, though the weekly rebound (+16% WoW) and strong multi-family performance (+50% YoY) suggest pockets of real momentum.
$2M–$3M more than doubles year-over-year: 19 contracts (+111% YoY) made this price tier the standout performer, with over $3M also rising 20% annually—the high end continues outpacing entry-level and mid-market segments.
2-to-4 family townhouses nearly double weekly: 21 contracts (+91% WoW, +50% YoY) marked the strongest multi-family performance in months, driven by increased activity in Bed-Stuy as investors seek income-producing properties.
Brooklyn Heights corridor jumps 58% weekly: 19 contracts (+27% YoY) made Downtown Brooklyn/Brooklyn Heights/DUMBO the top-performing submarket by annual growth, with waterfront proximity continuing to drive demand.
Quay Tower full-floor residence leads at $11.875M: The six-bedroom, library-equipped Residence 26A ($2,641 PPSF) became Brooklyn's top contract—demonstrating sustained appetite for trophy condo product in premier waterfront locations.
