  • The Cortland posts Chelsea's most expensive sale since October 2025: The $30M contract ($4,747 PPSF) for PH24W anchored a week where trophy product moved decisively—even as the broader market fell 14% annually.

  • Manhattan posts double-digit annual declines for third time in four weeks: 188 contracts (-14% YoY) confirmed that mid-August softness has arrived, driven by a 20% drop in sales under $1M and a 46% collapse in the $3M–$5M tier.

  • One-bedroom surges 11% year-over-year: 82 contracts marked the strongest performance for this unit type in weeks, with $1M–$3M also rising 4% annually—suggesting entry-level buyers remain active while move-up buyers pause.

  • Upper East Side posts largest weekly gain: 42 contracts (+35% WoW) marked a rebound from last week's pullback, though annual comparisons remain negative at -7% YoY.

Manhattan fell 14% this week. Chelsea posted its most expensive sale since October 2025.

That's not a contradiction—it's how real estate actually works.

Aggregate numbers tell you what the average buyer did. They don't tell you what the best opportunities looked like. When the market softens, serious sellers price correctly and serious buyers act. The Cortland's $30M penthouse didn't close because the market was strong. It closed because the building, the unit, and the price aligned—and a buyer recognized it.

Waiting for the market to "recover" before making a move means competing with everyone else who had the same idea. The best transactions often happen when the headlines look worst.

BROOKLYN | RESIDENTIAL SALES

  • Townhouses double week-over-week and surge 28% annually: 32 contracts across single-family (+23% YoY) and multi-family (+55% YoY) made detached homes the clear outperformer—while condos (-11% YoY), co-ops (-36% YoY), and new development (-24% YoY) all declined.

  • South Brooklyn posts largest annual increase of any submarket: 55 contracts (+45% YoY, +17 deals) dominated Brooklyn activity, driven by a jump in single-family and multi-family townhouse sales.

  • Three-bedroom more than doubles year-over-year: 23 contracts (+109% YoY) marked the strongest performance for this unit type in months, with four+ bedroom also rising 14% annually—family-sized units leading.

  • Over $1M rises 6% while under $1M falls 15%: The bifurcation continues as entry-level contracts (-32% under $500K, -13% in $500K–$750K) pulled back while $1M–$2M rose 12% annually.

  • 100 Jay Street penthouse leads with terrace and hot tub: The $5.8M contract ($1,975 PPSF) for this 2,936 SF unit became Brooklyn's top sale—proving that outdoor space commands premiums in DUMBO's trophy buildings.
