MANHATTAN | RESIDENTIAL SALES
Resale condos post twelfth consecutive week of annual gains: 85 contracts (+23% YoY) extended the sustained resale momentum, with double-digit annual growth driving the overall market while new development and co-ops softened.
Contracts have risen annually in all but one of the fifteen weeks since Easter: 229 contracts (+6% YoY) confirmed that the spring momentum has carried into summer, with Manhattan posting consistent year-over-year gains since early April.
One High Line sells 2% above original Schedule A pricing: The $14.55M contract ($3,790 PPSF) for West 26D marked a rare premium to sponsor pricing in a market where discounts have become common—a signal of sustained demand in prime Chelsea.
Two-bedroom surges 70% year-over-year: 95 contracts marked the strongest performance for this unit type in months, with Upper Manhattan (+38% YoY) and Downtown (+11% YoY) both posting gains.
Thirteen weeks post-pied-à-terre announcement: luxury up 2% versus 2025: 19 contracts above $5M (+12% YoY) brought the cumulative post-tax total to four more deals than the same period last year—confirming that the tax has not derailed luxury demand.

BROOKLYN | RESIDENTIAL SALES
All five product types post annual gains for the first time in months: 132 contracts (+21% YoY) marked Brooklyn's strongest week since May, with new development (+40%), resale condos (+29%), co-ops (+12%), single-family (+21%), and multi-family (+45%) all rising.
New development hits highest weekly total since May: 21 contracts (+40% YoY) marked a turning point for sponsor inventory, with six of eight submarkets also posting annual gains.
South Brooklyn surges 231% week-over-week: 53 contracts (+36% YoY) made this submarket the standout performer, adding 14 more deals than last week—the largest nominal improvement of any neighborhood.
Single-family more than doubles week-over-week: 23 contracts (+109% WoW, +21% YoY) marked a dramatic rebound from last week's pullback, with Williamsburg (+89% WoW) and Bed-Stuy (+29% WoW) also surging.
683 10th Street leads with Park Slope scale and parking: The $5.75M contract for this three-unit townhouse with a driveway and two-car garage became Brooklyn's top sale—proof that functional features command premiums.
