MANHATTAN | RESIDENTIAL SALES
Greatest annual decline since early April: 186 contracts (-12% YoY) marked the sharpest year-over-year drop since the first week of April, as the summer slowdown arrived with new development, resale condos, and co-ops all declining for the first time since March.
150 Charles posts 136% gain from 2015 sponsor purchase: The $21.5M contract ($4,886 PPSF) for unit M2 marked one of the largest appreciation stories of the year—a 136% gain from its $9.11M sponsor closing in July 2015.
Giorgio Armani Residences sells 18% above December 2024 closing: The $25.5M contract ($5,629 PPSF) for unit 9 marked a premium to its $21.64M sponsor closing just seven months ago—confirming that trophy product appreciates even in soft markets.
Fourteen weeks post-pied-à-terre announcement: luxury now trails 2025 by one contract: 9 contracts above $5M (-36% YoY) brought the cumulative post-tax total to one fewer deal than the same period last year—the first time luxury has fallen behind.
Four+ bedroom rises 56% annually: 14 contracts (+40% WoW) marked sustained strength for family-sized units even as the broader market softened, with Upper East Side (+7% YoY) the only submarket posting gains outside Upper Manhattan.

BROOKLYN | RESIDENTIAL SALES
Brooklyn posts lowest volume since first week of 2026: 61 contracts (-46% YoY) marked the weakest week of the year, with all product types except resale condos declining by double-digit annual percentages.
Resale condos the only product type posting annual gains: 23 contracts (+10% YoY) rose by two deals versus last year, while new development (-50%), co-ops (-67%), single-family (-64%), and multi-family (-47%) all contracted sharply.
Over $5M surges 300% year-over-year from a base of zero: 4 contracts marked the only luxury activity in this week last year, though total volume collapsed across nearly every tier.
Brooklyn Heights corridor posts largest annual increase: 12 contracts (+71% YoY) made Downtown Brooklyn/Brooklyn Heights/Cobble Hill the standout submarket, with five more sales than a year ago driven by resale condo activity.
611 2nd Street leads with Park Slope Historic District scale: The $11.5M contract for this newly renovated single-family townhouse became Brooklyn's top sale—confirming that buyers pay premiums for turnkey renovations in prime locations.
