Last week was Brooklyn's worst of the year. This week was one of its best. That pattern isn't random—it's how real estate markets function.

Buyers don't disappear during slow weeks. They wait. Sellers don't withdraw during lulls. They recalibrate. The contracts that didn't happen in a soft week often reappear in the following one, creating the illusion of volatility when the underlying demand was steady all along. Summer markets amplify this effect: vacation schedules compress decision-making into narrower windows, producing weeks that look dramatically different from each other even when the trend is stable.

The takeaway isn't to time the lows—it's to recognize that single-week data points rarely tell the full story. The buyers watching last week are the same buyers transacting this week.

BROOKLYN | RESIDENTIAL SALES

  • Brooklyn more than doubles week-over-week with strongest annual gain in months: 125 contracts (+49% YoY) marked a dramatic rebound from last week's 61-contract low—the largest weekly surge of the summer.
