MANHATTAN | RESIDENTIAL SALES

  • Eleventh consecutive week of annual gains—longest streak since January 2022: 264 contracts (+6% YoY) extended Manhattan's sustained recovery to nearly three months, and for the first time this year, Manhattan's year-to-date sales are up versus 2025.

  • Townhouses surge 500% week-over-week: 6 contracts marked a dramatic rebound from just 1 the prior week, with 165 East 64th Street ($18.5M, $2,634 PPSF)—a 20-foot-wide townhouse on market for less than a month—leading the top contracts.

  • New development drops 30%—largest decline since March: 19 contracts (-37% WoW, -30% YoY) broke the sustained sponsor momentum, though last week's 30 contracts may have been an outlier after 23 consecutive weeks above 20.

  • Nine weeks post-pied-à-terre announcement: sales over $5M up 2% versus 2025: Despite this week's 23% annual decline in luxury, the cumulative post-announcement trend remains positive with five more contracts than the same nine-week period last year.

  • Financial District doubles year-over-year: 8 contracts (+100% YoY) made FiDi the standout submarket, with Upper Manhattan (+50% YoY) and Four+ bedroom (+89% YoY) also posting significant gains.

BROOKLYN | RESIDENTIAL SALES

  • Brooklyn posts fourth consecutive week of annual gains: 99 contracts (+5% YoY) marked the sixth year-over-year increase in the past eight weeks—the most sustained momentum the borough has shown all year.

  • Single-family townhouses surge 70% year-over-year: 17 contracts continued the detached home outperformance, with 122 State Street in Brooklyn Heights ($6.95M for a 25-foot-wide multi-family) anchoring the week's top sales.

  • $3M–$5M surges 350% year-over-year: 9 contracts (+7 vs. last year) made this luxury tier the standout performer by far, confirming that Brooklyn's high end continues driving the borough's recovery.

  • Brooklyn Heights/Downtown Brooklyn posts largest annual increase: 16 contracts (+78% YoY, +14% WoW) marked the strongest performance in this submarket in weeks, driven by stronger resale activity than a year ago.

  • Resale condos rise 19% annually: 32 contracts outpaced co-ops (-4% YoY) and new development (-29% YoY), suggesting that buyer preference has shifted toward existing inventory with established track records.
