  • Tenth consecutive week of annual gains—longest streak since December 2023: 287 contracts (+20% YoY) extended Manhattan's sustained recovery into double digits, confirming that the market's momentum has become the dominant story of 2026's first half.

  • $15M–$25M surges fivefold year-over-year: 6 contracts (+500% YoY) marked the strongest performance in this ultra-luxury tier in months, with One High Line's $26.6M penthouse ($5,258 PPSF) becoming the most expensive Chelsea deal in a year.

  • Resale condos and co-ops each post seventh consecutive week of annual gains: Condos (+37% YoY) and co-ops (+18% YoY) continued their unprecedented alignment—the longest simultaneous winning streak for both apartment product types since December 2023.

  • Eight weeks post-pied-à-terre announcement: sales over $5M up 4% versus 2025: 32 contracts (+52% WoW, +23% YoY) confirmed that luxury buyers have absorbed the tax news and are transacting ahead of the July 1 effective date.

  • Four+ bedroom surges 73% annually: 19 contracts marked the strongest performance for family-sized units in weeks, with Upper Manhattan (+31% YoY) and Downtown (+27% YoY) both posting significant gains.

  • Single-family townhouses rise 44% year-over-year: 13 contracts continued the detached home outperformance, with 45 Douglass Street in Cobble Hill ($11.5M for a 25-foot-wide single-family) anchoring the week's top sales.

  • Over $5M surges fivefold year-over-year: 6 contracts (+500% YoY) matched Manhattan's ultra-luxury performance, with $3M–$5M also rising 167% annually—confirming that Brooklyn's high end is driving the borough's recovery.

  • Bed-Stuy corridor posts highest sales volume since May 2024: 27 contracts (+35% WoW, +29% YoY) made this submarket the standout performer, driven by stronger multi-family activity than a year ago.

  • $750K–$1M more than doubles week-over-week: 29 contracts (+142% WoW, +7% YoY) marked a significant surge in the entry-to-mid-market tier, suggesting buyers priced out of higher tiers are finding opportunities.
