  • Above $5M collapses 47% for steepest luxury decline of year: Just 16 contracts marked only the fourth time in 2026 that luxury underperformed the sub-$5M market (-14% YoY)—a dramatic reversal from earlier months when high-end activity led.

  • Resale co-ops collapse 47% as apartment demand evaporates: Just 16 contracts—14 fewer than last year—made co-ops the worst-performing product type by far, reflecting buyer retreat from Brooklyn's most price-sensitive segment.

  • Single-family townhouses double year-over-year: 10 contracts (+100% YoY) marked the strongest annual performance for any product type, reinforcing that detached homes with outdoor space remain the one category consistently finding buyers.

  • Brooklyn Heights corridor surges 133% annually: 14 contracts made the Downtown Brooklyn/Brooklyn Heights/DUMBO submarket the standout performer, more than doubling last year's activity as waterfront proximity drives demand.
