  • Seventh consecutive week of annual gains—longest streak since December 2024: 296 contracts (+8% YoY) extended Manhattan's sustained recovery into late spring, confirming that the market has moved beyond isolated momentum into a genuine trend that now spans nearly two months.

  • $10M–$20M surges 600% as ultra-luxury roars back: 7 contracts—up from just 1 last year—marked the strongest performance in this tier in months, with 740 Park Avenue's $22M sale ($2,994 PPSF) anchoring the week's top contracts.

  • Resale condos and co-ops each post fourth consecutive week of annual gains: Co-ops (+12% YoY) and condos (+5% YoY) both continued their sustained momentum—the first time since late 2024 that both apartment product types have risen together for a full month.

  • Under $5M rises 13% while above $5M falls 33%: After four weeks of post-pied-à-terre-tax activity holding level or exceeding 2025, luxury above $5M posted its first decline since the announcement—a signal worth monitoring as the legislation's July 1 effective date approaches.

  • Midtown continues outperformance: 51 contracts (+42% YoY) made Midtown the strongest submarket for the second consecutive week, with Financial District (+18%) and Upper West Side (+13%) also posting gains.

One of the most misunderstood moments in NYC real estate is the silence after a showing. Buyers often assume no response means no interest, while sellers assume interest would be immediate. In reality, serious decisions usually take time — especially in a market where buyers compare multiple options before acting. The strongest opportunities are often the ones buyers revisit mentally before responding emotionally. Silence isn’t always rejection; sometimes it’s consideration.

Not every strong opportunity creates an instant reaction.

  • Best week for sales since November—but still down 13% annually: 120 contracts marked a 29% weekly surge and Brooklyn's strongest volume in over six months, though year-over-year declines persist as the borough's correction continues.

  • Single-family townhouses double year-over-year: 14 contracts (+100% YoY) made detached homes the only product type posting annual growth—with resale condos (-12%), co-ops (-16%), and multi-family (-37%) all still contracting.

  • $2M–$3M surges 109% weekly and 35% annually: 23 contracts more than doubled week-over-week, making this price tier the standout performer—while above $2M rose 15% annually and below $2M fell 20%.

  • Carroll Gardens corridor explodes 267% weekly: 11 contracts marked a dramatic rebound from just 3 the prior week, though still down 15% annually—suggesting pent-up demand in brownstone Brooklyn is releasing in concentrated bursts.

  • 100 6th Avenue leads with restored Park Slope scale: The $6.25M contract for this recently restored 20-foot-wide multi-family townhouse ($1,623 PPSF) became Brooklyn's top sale—proving renovated brownstones command premiums even in a challenging market.
