Fifth consecutive week of annual gains—first sustained streak since December: 297 contracts (+18% YoY) marked the longest run of positive momentum in five months, signaling that Manhattan's spring recovery has moved beyond isolated green weeks into a genuine trend.
All three major product types outperform 2025 for the fourth straight week: New development (+25% YoY), resale condos (+37% YoY), and resale co-ops (+9% YoY) all posted annual gains simultaneously—the first time since the final week of 2024 that this alignment has persisted for a month.
Upper West Side explodes 74% annually: 66 contracts made the UWS the standout submarket by far, with nearly all Manhattan neighborhoods posting annual growth—only Upper Manhattan (-11%) and Midtown (-2%) contracted.
Four-plus bedroom demand more than doubles: 34 contracts (+127% YoY) continued the sustained surge in larger units, with one-bedroom (+36% YoY) and three-bedroom (+19% YoY) also posting strong annual gains—space remains the dominant buyer priority.

Above $3M surges 500% as luxury townhouses dominate: 18 contracts—up from just 3 last year—marked the most dramatic annual gain at any price tier in months, driven by a concentration of high-end single-family activity in brownstone Brooklyn.
205 Clinton Street becomes the highest-priced Brooklyn sale of the week: The $16.995M contract for this 25-foot-wide Cobble Hill single-family townhouse ($3,444 PPSF) anchored the luxury surge—with 234 Clinton Street at $10.995M also landing in the top 5.
Single-family townhouses jump 57% annually: 11 contracts—4 more than last year—reinforced that detached homes with outdoor space remain the one product type consistently outperforming, even as the broader borough posts another annual decline.
Brooklyn Heights corridor nearly doubles year-over-year: 26 contracts (+86% YoY) made Downtown Brooklyn/Brooklyn Heights/DUMBO the standout submarket, with Fort Greene/Clinton Hill (+100% YoY) and Carroll Gardens/Boerum Hill (+150% YoY) also surging.
Resale co-ops collapse 44% as apartment weakness persists: Just 27 contracts extended the sustained retreat from Brooklyn's most price-sensitive segment—while entry-level under $500K fell 68% annually, reflecting frozen first-time buyer demand.
