  • Eighth consecutive week of annual gains—longest streak since December 2024: 228 contracts (+10% YoY) extended Manhattan's sustained recovery through the Memorial Day holiday week, confirming that the market's momentum has become structural rather than episodic.

  • 150 Charles Street maisonette closes 83% above 2015 purchase: The $21.5M contract ($3,831 PPSF) marked a significant appreciation story at the top of the market—proof that trophy West Village product commands premium returns over a decade hold period.

  • Resale condos and co-ops each post fifth consecutive week of annual gains: Condos (+16% YoY) and co-ops (+9% YoY) continued their sustained alignment—the longest simultaneous streak for both apartment product types since late 2024.

  • Above $5M rises for sixth straight week since pied-à-terre announcement: 22 contracts (+5% YoY) extended the post-legislation trend, with combined luxury activity up 5% annually across the six weeks since the tax was announced—suggesting the market has absorbed the news.

  • Financial District more than doubles annually: 11 contracts (+120% YoY) made FiDi the standout submarket by far, with Midtown (+55% YoY) also posting strong gains while Downtown (-3%) and Upper Manhattan (-28%) lagged.

  • Single-family townhouses surge 140% annually: 12 contracts—up from just 5 last year—made detached homes the standout performer by a wide margin, with resale condos (+16% YoY) and multi-family (+14% YoY) also posting annual gains.

  • Above $3M more than doubles year-over-year: 9 contracts (+125% YoY) continued the luxury townhouse momentum, while $1M–$2M rose 36% annually—only under $500K (-55% YoY) posted significant contraction.
