Price Trends: The average price per square foot increased 2% to $1,865, driven by a surge in contracts for units priced between $2,500 and $3,500 per square foot.
Inventory and Discounts: Active listings hit a nine-year January low, down 4% year-over-year, while 80% of contracts were signed below the last asking price, averaging a 4.5% discount.
