• Last week, 283 contracts were signed—an 8% increase from the previous week and a 4% rise year-over-year.

• It marked the strongest week for signed contracts since May 2022. Compared to the same week in 2024, new development sales declined by 17%, while both resale condo and co-op activity saw gains.

• The high-end market continues to outperform sales; under $3M grew just 1% annually, whereas contracts over $3M jumped 23% year-over-year.

• There were 19 contracts signed above $5M, a 19% increase from the same time last year.

• In fact, weekly contract activity over $5M has either matched or exceeded year-ago levels in all but two of the past 26 weeks. emerging submarkets, making it an opportune time for strategic investment.

• Last week, 87 contracts were reported signed—up 14% (11 sales) from the previous week but down 4% (4 sales) compared to the same period last year.

• The $1M–$2M segment saw the most significant annual growth, rising 27% year-over-year, or seven additional sales.

• The Carroll Gardens/Boerum Hill/Red Hook area led the way with the largest increase, recording nine more sales than the previous year.

• Park Slope/Gowanus also saw strong activity, with seven more contracts signed.

• The week’s highest-priced deal was a duplex at Pierhouse, offering sweeping views of Manhattan and New York Harbor.
