  • Last week, 220 contracts were signed in Manhattan, down 2% week-over-week but up 15% year-over-year.

  • Sales have risen by double-digit annual percentages for four consecutive weeks and are up a combined 22% versus the same four weeks last year.

  • New development sales saw the greatest annual increase for the sixth time in seven weeks, up 74% to 40 contracts signed.

  • Contracts asking over $5M nearly tripled versus 2023 to 27 deals, the strongest week for the luxury market since March 2022.

  • Last week, 79 contracts were reported, down 11% versus last week but up 8% from a year ago. Sales since Labor Day are up 19% year-over-year. 

  • Versus last year, co-op sales increased 7%, and condo deals rose 9%.

  • Sales increased annually in four of the six price ranges. The $2M to $3M category had the largest nominal increase with five additional deals.

  • Six sales were reported at or above $3M last week, tied for the second highest number of deals to exceed this price in three months.

  • Carroll Gardens/Boerum Hill/Red Hook had the largest year-over-year increase with five additional sales.
