CORCORAN WEEKLY REPORT: July 20 to 26th
MANHATTAN | CONDOS & CO-OPS

  • Last week, 200 contracts were reported signed in Manhattan, down 5% week-over-week but up 5% year-over-year.

  • This was the sixth time in seven weeks that Manhattan contract activity increased on an annual basis.

  • Versus a year ago, resale condo sales improved, but resale co-op and new development contracts declined.

  • Compared to a year ago, contract activity improved north of 59th Street but declined south of 59th Street.

  • Last week, 77 contracts were signed, the same number as the week prior but down 10% year-over-year.

  • The annual decline was driven by the condo market, which fell 26% (15 sales). Co-op sales actually increased by 21% (six sales).

  • Sales priced from $1M to $2M doubled year-over-year because of an increase in two- and three-bedroom sales.

  • South Brooklyn had the largest annual increase in sales of any submarket, up ten sales because of strong co-op activity.
